What is an Electrical Inspection?
An electrical inspection is an examination of a building or home’s electrical systems and appliances to ensure safety, functionality, and compliance with local codes. This can be performed at any time, but is typically done during renovations or before selling or buying the property.
During an electrical inspection, a qualified and often certified electrical inspector or electrician conducts a comprehensive assessment of various electrical components.
What to Check During an Electrical Inspection
Electrical Meter
Electrical meters measure the amount of electricity that a building has used within a given period of time. During an inspection, the meter is checked to ensure it’s functioning correctly and accurately recording electricity usage. The electrical meter will determine the electric bill cost, so it’s important to ensure the meter’s accuracy.
Inspectors may also check for any signs of tampering or unauthorized access to the meter, as well as proper grounding and connections.
Circuit Breaker
Circuit breakers protect electrical circuits from overloading and short circuiting, which could otherwise cause electrical fires and serious equipment damage. A circuit breaker inspection from vary on a case-by-case basis, but during an inspection, your inspector may perform tasks such as:
- Check that circuit breakers are properly sized for the circuits they protect.
- Ensure that circuit breakers are not damaged or corroded.
- Test the operation of circuit breakers to confirm they trip when overloaded.
- Verify that each circuit is correctly labeled for its intended use.
Outlets
Electrical outlets are used throughout the entire building to provide power to devices and appliances. During an electrical inspection, inspectors should ensure that outlets are wired correctly, with proper grounding and polarity. Additionally, any signs of wear, damage, or loose connections should be identified.
Any GFCI (Ground Fault Circuit Interrupter) outlets throughout the home should be tested for proper operation in areas where they are required, such as kitchens, bathrooms, and outdoor locations. If water could ever be near the outlet, there should be a GFCI outlet present.
Electrical Wiring
Any wiring that is frayed, worn, or damaged should be promptly addressed and repaired or replaced by a licensed electrician. Frayed or damaged wiring poses a significant safety risk, as it can lead to electrical shorts, sparks, and even fires.
Inspectors look for visible damage, like frayed wires or exposed conductors, when inspecting electrical wiring. Signs of overheating, such as discolored or melted insulation, will also be identified if present.
Smoke and CO Detector
Smoke detectors and carbon monoxide (CO) detectors are critical for early detection of fires and harmful gas leaks. During an electrical inspection, the inspector will ensure that the detectors are installed in the ideal spots throughout the home.
Additionally, they will be tested for effectiveness. Whether it’s a battery-powered or hardwired detector, the inspector will use the built-in test button to confirm that the alarms produce the appropriate sound when activated.
Major Appliances
While smaller appliances, like microwaves and coffee makers, will not be tested, larger appliances should be. This includes dishwashers, ovens, and any other appliances that would possibly stay in the home if it were being sold.
Inspectors will check for proper wiring and grounding. Additionally, gas appliances should be inspected for gas leaks and proper venting.
